Located five minutes from the Canada/US border and forty minutes from Vancouver, South Surrey and White Rock are home to Metro Vancouver's sunniest climate. South Surrey is a family-oriented community that includes Crescent Beach, the major retail amenities of Morgan Crossing, and residential Grandview Heights. White Rock is a seaside community known for its waterfront promenade with shops and cafes along an eight kilometre stretch of sandy beach. Above the heritage pier is the Town Centre with a mix of apartment residences, retail and specialty shops. The Semiahmoo Secondary School, which offers the two-year International Baccalaureate (IB) program, is within the school catchment for both communities.
